Partner Pulse: What’s New With KODE Labs?

Back in November of 2023, we put together this podcast and this case study article on the work that KODE Labs has done for Empire State Realty Trust (ESRT) to support a converged data layer with applications that help ESRT meet its carbon neutrality goals and improve the occupant experience.

Almost a year has passed since that case study, and the portfolio of KODE OS solutions has continued to expand. We sat down with Nicole Mancino, VP of Marketing at KODE Labs, to learn what the KODE team has been up to in the past year.

Give us your 1-minute elevator pitch.

KODE solves the problem of multiple, unconnected systems by integrating all forms of building management, IoT, and operational systems into a single cloud-based platform that also enables control of those systems—one single platform to use and know everything that is going on in your building or portfolio. 

Who are some of your main customers?

Hines, QuadReal, Bedrock Detroit, Ford, Michigan Medical, Empire State Realty Trust, and Stream Realty are all customers past the pilot stage and actively using KODE solutions to centralize their portfolio operations and management. These customers span the verticals of office, retail, mixed-use, healthcare, higher education, and more.

Who are your channel partners, and what do they do for you?

Some of our key channel partners are Harris Capital, Varitec Controls, Albireo Energy, CommSecurity, EMC, and LONG.

Our channel partners play an essential role in extending the reach and effectiveness of our smart building solutions. Each partner brings unique strengths and capabilities that complement our KODE OS platform, helping us deliver comprehensive and tailored solutions to our customers.

Our channel partner network includes system integrators, distributors, building automation and controls contractors, energy management contractors, maintenance contractors, and consulting firms. Their expertise, coupled with KODE’s in-house expertise, ensure that KODE OS integrates smoothly with building systems, clients receive cutting-edge energy management services, and optimize building operations throughout their portfolio, achieving the customer's sustainability goals. Certified partners also deploy/integrate projects on their own.

KODE Labs employs a hybrid selling strategy that incorporates direct and indirect sales channels. Our direct sales team works closely with clients to understand their unique needs and deliver customized solutions. On the other hand, our channel partners help extend our reach by incorporating KODE solutions into their offerings, providing additional value to their clients.

Are there any other deployment-related stats you’d like to mention?

We have a 0% customer churn rate.

On average, across all of our deployments, we’re seeing:

  • <12 months project payback time
  • 15-30% building-wide energy savings
  • 30-50% operational savings 
  • 30-40% space efficiency increases
  • 120 hours of equipment runtime saved per day

These stats are calculated by comparing the rate before and after KODE OS has been implemented, going as granularly as the impact per piece of equipment integrated. A case study showcasing some of these calculations can be found here.

How much have you grown in the last year?

We’ve experienced an upwards of 200% growth in revenue over the last year.

Anything new to mention with company financing?

We received a Series B Funding round of $30 million. With this funding, we are committed to substantial investment in R&D to drive innovation and maintain our leadership in IoT and digital building technologies. This investment will allow us to develop comprehensive, customized solutions tailored to the specific needs of diverse customer personas across different verticals. 

This R&D's focus points include an advanced platform with full decarbonization and road mapping tools, preventive and predictive maintenance, AI optimizations, and intelligent use case exploration with AI-recommended hardware. 

By unifying various building systems into a single platform, we aim to deliver seamless, efficient, and secure management solutions. Furthermore, we are dedicated to promoting sustainable practices with energy-efficient solutions and supporting green building certifications. Our emphasis on R&D ensures that we continuously enhance our platform’s capabilities, making it the premier choice for modern building management.

What’s the #1 most exciting product update from the past year?

Our In-house Building BI module. 

The Building BI product is the evolved and advanced version of our Insights feature that customers have previously used. It offers more in-depth analytics in areas like energy benchmarking and optimization, ASHRAE guideline 36, Local Law and other regulatory compliance monitoring and reporting, cause and relationship of issues throughout connected systems, and more.

Why is it important to your customers?

The Building BI module unlocks the capability of creating advanced dashboards and reports from any integrated data source. From simple space monitoring to advanced energy benchmarking, Local Law monitoring, and other regulatory compliance reporting.

What’s the #2 most exciting product update from the past year?

In-house Graphics builder and Smart Graphics. 

Why is it important to your customers?

The new in-house graphics builder is set up to be a self-serve graphics builder for our channel partners, equipping them with the ability to fully build out the system and device graphics within KODE OS and create fully customizable floor plans for end users. The new in-house graphics builder expands customization capabilities by introducing elements like smart markers, zone drawings, tables, etc. Systems and devices can be controlled by the end user directly from the graphics or floor plans.

What’s next? What’s on the roadmap?

A complete Energy & Sustainability Hub with decarbonization and road mapping capabilities, preventive and predictive maintenance, intelligent use case exploration, and AI-recommending hardware.
